Project

The loan has been provided to finance the construction of the new “Patienten” life science centre project in Solna, Sweden.

The Patienten building will be part of the Scandinavian Life Science project, which aims to establish centres of excellence for Sweden’s growing life science cluster, and will be located in close proximity to the Nya Karolinska Hospital in Solna.

The main tenant of the building is the St. Erik Eye Hospital, which will create a new eye centre of excellence at Patienten. The project is a cooperation between the health care, higher education, research and the business communities.

The Patienten building is scheduled for completion in 2019.

Hemsö Fastighets AB is a Swedish real estate company. Together with SveaNor AB, the company started a joint venture named Vitartes AB that focuses on real estate projects in the life science sector. Projects completed by Vitartes will be 100% owned and managed by Hemsö Fastighets AB.

Competitiveness:

The St. Erik Eye Hospital is currently one of the leading eye hospitals in Europe, and the most comprehensive ophthalmic and vision research institute in Sweden, treating up to 200,000 patients annually. Given demographic developments, it is expected that the need for highly specialised eye care will increase in the future. The new eye centre of excellence is set to be a state-of-the-art environment for advanced eye care, research, education and industry. The centre will provide medical equipment, research laboratories and clinical trials for approximately 380 employees and 300 students and researchers. The new infrastructure is expected to contribute to sector-specific knowledge transfer.

Environment:

The Patienten building is to be certified according to the “Silver” level under the Swedish green building standard Miljöbyggnad.

Sustainability summary

The initial construction, including the foundation and lower levels of the building, has already been completed. No significant environmental impact is foreseen for the continuation of the project.
