Project
The loan has been provided to finance the refurbishing five properties, three in Stockholm and two in Uppsala. The total project cost of the five refurbishments is approximately SEK 425 million, of which NIB is financing SEK 200 million. NIB is providing financial additionality through long-term financing and diversified funding sources.
Project 1: The installation of a geo-thermal-based heat and cooling system at Bonnierhuset, Lokstallet 7 in Stockholm is expected to improve the 1940s building’s energy efficiency by two notches to energy class D from the current F. The building’s self-sufficiency for cooling will be 100%, and the purchased volumes of heating will decrease by 92%. Reduction in energy consumption: 60%. Expected completion date: November 2024.
Project 2: The refurbishment of Hus Vega at Cykelfabriken, Kvarngärdet 27:2 in Uppsala is expected to improve the 1940s building’s energy class to C from the previous D, despite a new and energy-consuming laboratory having been built for a new single tenant and an Uppsala-based life sciences company. Reduction in energy consumption: 13.5%. Completed in July 2023.
Project 3: The refurbishment of Ersta Torn in Stockholm will vastly improve the energy efficiency of the 1950s building, through external wall insulation, among other things, and thus improve the energy class by 4 notches to C from the current G. Reduction in energy consumption: 67%. Expected completion date: May 2025.
Project 4: The refurbishment of Förlagshuset, Moraset 22 in Stockholm. By installing a demand-based ventilation system, the 1880s building’s energy efficiency has improved to energy class C from the previous D. Reduction in energy consumption: 40%. Completed in September 2023.
Project 5: An energy efficiency programme at Gottsunda Centrum shopping mall in Uppsala is expected to improve the 1970s building’s energy class to C from the current E. Reduction in energy consumption: 50%. Expected to be completed in 2030.
Projects 1, 2, 4, and 5 are certified with BREEAM In-Use with a very good level for Gottsunda and an Excellent level for the others. Ersta Torn aims to achieve Silver in Miljöbyggnad i Drift during 2025.
